  • We begin with a Discovery Call to understand your project and the seller's needs. We will uncover a high level of scope of work, value-add opportunities, timelines and any unique characteristics that your project may present. Our goal at this stage is to confirm that DwellBuild is a good fit for your project and proceed to the next phase in our process.

    What to expect:

    • 15-30 minute phone or virtual meeting

    • Informal discussion of scope of work and value-add opportunities

    • High-level valuation of property's as-is value compared to potential after-repair value (ARV)

    • Determine equity requirements

  • After determining on the Discovery Call that your project is a good fit, we will schedule a site visit of the property to meet with you and/or the property owner. At this visit, we will collaborate and openly discuss the scope of work options and the best value-add opportunities. We will collect all data to put together a comprehensive proposal.

    What to Expect:

    • One hour in-person meeting at the property.

    • Open and honest discussion of scope of work.

    • Project timeline conversation.

    • Material selection and design aesthetic discussion.

  • After the site visit, you will receive a detailed and comprehensive proposal to review with your clients. Working together, we will determine the correct scope of work that will lead to the best return on investment and quickest sell for your client. After the scope of work is finalized, all contract documents will be sent to your client for review and signing.

    What to Expect:

    • A detailed proposal describing all aspects of the scope of work.

    • Collaborative follow-up meeting(s) to determine final scope of work.

    • All contract documents for review after scope of work is completed.

  • Upon signing of the contract documents, your project is scheduled and will commence. Prior to commencement, our design team makes all material selections and a design board is provided to you and the owner for review and approval. Throughout the project, weekly updates are provided via our online portal. Any items or issues that arise during the project are discussed and resolved in a timely manner.

    What to Expect:

    • Design board showcasing selections provided prior to job commencement.

    • Weekly updates detailing work completed and work scheduled for the following week.

    • Identifying and providing solutions for any issues found during project.

  • Upon completion, a project walkthrough is performed with you and the owner to confirm the entire scope of work is complete and identify any final punch-out items. Once under contract, we will coordinate payoff directly with the title company.

    What to Expect:

    • Final walkthrough to confirm completion of scope of work and identify punch list items.

Frequently Asked Questions

  • No, DwellBuild does not require any up-front out of pocket costs or fees to be paid. All costs associated with the renovation of homes are paid back at the time of closing.

  • Payment deferment is not required. We can be paid on a typical contractor draw schedule as the project progresses.

  • Yes, there are two additional fees for deferring payment until settlement. The first is a flat fee of $750 that covers the costs for deed recording, title search, and certificate of satisfaction. The second is a flat deferment fee of 5% of the total job cost. Neither are due until the home is sold.

  • We can typically schedule work to begin within 2 weeks from the time a construction agreement is signed.

  • Eventually all houses will sell and especially houses that have been renovated by DwellBuild. If your house does not sell immediately, our agreement does require that the price be reduced by 2% every 30 days until the house is sold

  • The agent is responsible for selling the house. DwellBuild is not a licensed brokerage and does not assist in the marketing and selling of the home.

  • It very much depends on the scope of work. We have projects that take only 1 week and others that can take 12+ weeks. On average, most of our projects take 4-6 weeks.

  • Yes, we hold a Class A license in Virginia, MHIC license in Maryland, and a Class B license in Washington, DC. We are fully bonded and insured as well.

  • No, we deal with all contractor/subcontractor coordination and material selections. If the homeowner or realtor would like to be involved with the planning of the project, we welcome their involvement.
